Clearwater Capital to invest Rs 100 crore in ... - Real Estate India

NEW DELHI: Real estate firm Ramprastha Group today said that US-based investment firm Clearwater Capital Partners will infuse Rs 100 crore in its 600-acre township in Gurgaon being developed at a cost of about Rs 4,000 crore.

The company has so far launched six group housing projects comprising over 3,000 flats and plans to offer plots in 250 acre next year in its integrated township ?Ramprastha City? located near Dwarka Expressway.

?Clearwater Capital has decided to invest about Rs 100 crore in our township in Dwarka,? Ramprastha Chief Executive Officer Nikhil Jain told PTI.

The investment would be in the form of debt, he added. Clearwater Capital Partners is an investment firm with a 10-year track record of investing in credit and special situations in Asia.

Jain said the company had earlier raised about Rs 150 crore from India Property Fund in the two group housing projects ? Skyz and Rise ? that are part of this township.

India Property Fund, a joint venture between Varnado of US and TCG of India, has picked up 49 per cent stake in these two group housing projects.

On the total investment in the townships, Jain said the project cost is about Rs 4,000 crore and this would be largely funded through internal accruals and advances against sales.

Besides group housing and plots, the township would have commercial space and institutional area.

Ramprashtha Group is currently developing over 10 million sq ft area and has land bank for development potential of over 140 million sq ft.

?We have a huge land bank in Gurgaon of about 1,500 acres and we have land in Ghaziabad also,? Jain said.

Asked about revenue, he said the group turnover is about Rs 600 crore.

Awareness, Insight & Optimization: How Entrepreneurs Can Use Social Media to Launch New Products

entrepreneur social media marketingThousands of new businesses are started in the U.S. every month. Budding entrepreneurs with minds full of ambition and great ideas turn their understanding of a consumer or business problem within a market into a new product or service solution.

But there?s more to starting a business or launching a new product than a great idea and a market in need of a solution.

Many new businesses score well with the solution they?ve created including the logistics of suppliers, manufacturing, and distribution to bring that product or service to market. However, one of the greatest challenges of starting a new business centers on marketing:

?We have a great product, but how do we get people to buy it??

Over the years I?ve had a chance to talk with many entrepreneurs and business owners with great ideas and great minds for engineering, creativity, and accounting. Many do not possess the same acumen for marketing. Especially in specific areas like social media marketing.

At a coffee shop recently, I overheard a business consultant meeting with a woman who wanted to start a new business with a unique line of upscale tea. With a solid product and business plan, the only major questions seemed to be about things like a website, blog, and social media.

Publicity, SEO, and product sampling were mingled with other marketing and advertising concepts as if they were all the same thing. I could understand why she was uncertain, being provided with so many options and considerations.

When considering how to communicate to a market about a new product or service, there are several important questions that social media can help solve for a new business owner:

  • Who is talking about the problem your product solves?
  • Where are they talking about it and what language are they using?
  • Who are the influencers actively able to affect awareness and product use?

To help answer those key questions, here are three ways entrepreneurs can use social media to gain insight, grow awareness, and optimize their online marketing.

Listen for Insight - Social media monitoring is an ongoing effort to assess online interest trends and for hits about a particular topic during a given moment in time. Our upscale tea entrepreneur could leverage a basic tool like Trackur, a mid-market tool like Vocus (a TopRank Online Marketing client), or a robust tool like Radian6 to uncover conversations from real customers as they discuss their favorite teas, where to find them, what they like, and what they don?t like. What better time to be easy to find than when customers are actively looking? Findable and sharable content makes the social web go ?round.

Monitor, Measure and Refine ? Social media analytics and optimization is a growing trend for successful businesses, and taps into marketing performance data and web analytics to reveal insights into the success of specific messages, media, and offers. Those data-driven insights can provide direction for optimizing social media marketing efforts for better performance, whether it?s different topics for blog posts, words used in tweets, or types of images shared on Pinterest. Google Analytics is an easy choice for entrepreneurs because of the free cost and robust features including some social media-tracking integration.

The sheer volume of information created and promoted on the social web can be overwhelming. With the right questions and tools, entrepreneurs or business marketers with companies of any size can leverage that data and the connections between people the information represents to better understand the digital marketplace, the voice of the customers, who can influence sales, and insights to optimize marketing performance.

Honda launches new 'the power of clever thinking' spot via Leo ...

Small Business and Startups: End-of-Year Mishegoss, 2012 Version ...

Around this time last year I defined for you the?Yiddish word ?mishegoss,? which many of you were familiar with in spite of never having heard the term before. Yiddish is just that way ? it taps into certain archetypes in our consciousness and, as a result, a phrase that we might never have heard before seems familiar, even comfortable. Think of how many times you dropped something and called yourself a?klutz, or declared as a maven a person whose expertise impressed you. And then there are all the times?you have thought to yourself, ?what a?schmuck.? Or how you marveled at a that politician whose?chutzpah took your breath away. Matter of fact, those last two may have occurred to you simultaneously.

Well mishegoss is defined as craziness or senseless activity and it is a word that comes to mind for many managers as they start the winding-down process on anther year in business. So much to do and only the next 6 weeks or so to do it. Last year, I posted a list of 8 general things that every business needs to start on as New Year approaches, but this year I want to concentrate specifically on the financial and tax planning realm.

Since we started this company back in 2006, we have steadily put in place systems and procedures for periodic reviews of our accounting and finance with the hope that?errors in bookkeeping would be identified and?tax preparation would be streamlined. So far, we have succeeded in the former and these reviews do indeed help us when analyzing costs and identifying savings. Unfortunately, we have yet to tame the beast that is our tax return, but this year we have great hope that we will provide the information to the accountants earlier than ever, correct the problems that arise, and get the myriad paperwork completed earlier than ever before. Hope, after all, does spring?

Here then are some thoughts on how you can better prepare your books and your business records to keep your bookkeeping on track, your accounting bills reasonable, and your investors confident that their own tax returns can be completed on time this year!

1.?Plan ahead.? First things first ? pick up the phone and call your accountant (as soon a you finish reading this post that is). The whole dea of this exercise is to make sure that you are not scrambling on January 1st to pull together the documents and data that will be needed to prepare your taxes for 2012. In order for your accountant to do their job, they need accurate and detailed information about your business, your sales, your expenses, your vendors, your bank accounts, your loans, your payroll, your employee benefits?. Get the picture?

A good accountant will always identify problems with your books, whether it is a simple input error or a mis-categoriaztion of an expense item. When we go through this process we always anticipate that there will be several rounds of back and forth before everything is ready for the accounting work needed to start tax preparation. To help us in this process we have created a simple checklist of all the items that our accountants need to review and make corrections to ? our list is roughly a dozen various items and I have listed some of the common ones below.

So schedule a meeting with the accountant today.?Make a list of everything she?ll need. Go over it with the bookkeeper. Then do the needful and start assembling that package as soon as possible.

2. Payroll.?One of the first items on the accountant?s list will be a?payroll journal showing YTD totals. Have the bookkeeper make sure the following items on the ledger tie to the payroll journal: total salaries and wages, total payroll?taxes, and any total guaranteed payments or other payroll items.

3.?Employee benefits.?401k?s or other retirement benefits also need to be provided. The total amount withheld from your employees must be carefully reconciled to payments made.?Health benefits, too should be carefully accounted for to ensure that you receive the maximum benefit for providing these to your team.

4.?Bank and credit card statements.?Be sure to download or copy all of your bank and credit card statements?as of period end and provide these to the accountant with the reconciliation for each account. We are currently preparing these reconciliations as of the end of October, which will give us two more months to make any needed changes or corrections before we close the books on 2012.

5.?Outstanding loans or other employee obligations.?It is not out of the question that you may have made a loan to one of your employees, whether via a salary advance or through some other arrangement you negotiated. It is critical that your accountant have full detailed information on any loan or other obligation so that it can be properly reflected in year-end bookkeeping.

6. Quickbooks file.?Your accountant will need a copy of your current file to assess and to check all of your reconciliations and account designations.?This can get tricky as your bookkeeper will need to continue paying bills and such while the accountant is evaluating and making changes to the file, but your accounting software can accommodate this. Here is what Quickbooks states in their support resources: ?An Accountant?s Copy is a version of your company file your accountant can use to make changes while you continue to work. When your accountant is done, you can then import his or her changes into your company file. Create an Accountant?s Copy file and deliver it to your accountant (email, CD, or other method). Before you begin, coordinate with your accountant on a dividing date. This date defines the fiscal period your accountant will work on.?

Responsive Twitter: Use Google Chrome Address Bar For Twitter Shortcuts

If you are a regular Twitter user, then you might open up the Twitter tab numerous times in a single day. You start by going to the network?s homepage and then after a few clicks you arrive where you wanted to e.g. at your mentions, activity, stream, or wherever it is you wanted to go. But if you are a Google Chrome user, you can directly go to that page using shortcuts from the browser?s address bar ? this is all thanks to a tool called Responsive Twitter.

Responsive Twitter is a browser tool that adds Twitter shortcuts to your browser?s address bar. The tool basically comes as a browser extension for Google Chrome. After the extension has been installed, you need to type ?@? in the URL bar followed by the Tab key on your keyboard; this activates the shortcut panel and you see ?Responsive Twitter? written in blue on the URL bar. From then on you can type in keys to view shortcuts and make use of numerous features such as checking your Twitter feed, seeing your mentions, running a Twitter search, and much more.
