(AP) ? Firefighters are making progress on a 92-square-mile wildfire in northern Colorado that has destroyed more homes than any other in state history, but more residents were warned Tuesday to be ready to leave because of a spot fire that ignited near the main fire.

The large blaze west of Fort Collins was 50 percent contained after firefighters labored in temperatures in the 90s to extend lines around the fire Monday. Expected strong winds didn't materialize, but gusts of around 30 mph were forecast Tuesday along with more hot, dry weather.

The fire already has destroyed at least 189 homes since it was sparked by lightning June 9. Incident commander Bill Hahnenberg said it could be weeks or even months before it's finally controlled.

The wildfire is one of several across the West forcing people to flee, including another blaze in Colorado that has driven out nuns living in a monastery, Boy Scouts at camp and residents of about 150 homes.

The Protection of the Holy Virgin Monastery evacuated as a precaution Sunday after the fire started in the foothills west of Colorado Springs.

A nun who returned to feed the chickens at the remote monastery Tuesday said the fire was about two miles from the site. She said sacred items from the chapel, including a chalice, along with insurance papers and historical documents were removed Sunday as slurry bombers flew over the property.

That fire has burned nearly 2 square miles, and fire managers said it still has the potential to grow in an area where logs are drier than pine boards from a lumber yard.

In California, firefighters got a break from predicted overnight winds and were able to contain 75 percent of a 900-acre wildfire in mountainous eastern San Diego County, officials said Tuesday.

Despite high wind warnings, it remained calm around the fire east of Campo, so firefighters increased containment from 30 percent to 75 percent, said Capt. Mike Mohler of the California Department of Forestry and Fire Protection.

More than 800 firefighters were battling the rural blaze, and full containment was expected Wednesday night.

At least one house has burned and 150 homes have been evacuated. Evacuation orders remained in effect Tuesday because of road conditions and emergency equipment in the area, Mohler said.

Elsewhere:

? In Idaho, a fast-moving wildfire near Mountain Home destroyed five homes and several outbuildings Monday evening. The blaze quickly moved through the area as Southwest Idaho remained under a red flag warning Sunday and Monday because of high temperatures, low humidity and high winds ? conditions conducive to explosive and destructive fires.

? In Wyoming, more resources were being sent to help battle a 2,000-acre wildfire in the Medicine Bow National Forest. The fire was spotted Sunday and tripled in size Monday because of strong winds. Residents of widely scattered ranches and cabins in the area have been advised to evacuate.

? In Nevada, a 10,000-acre wildfire north of Ely was 15 percent contained. Aerial mapping showed the fire was smaller than thought.

? In New Mexico, firefighters were taking advantage of favorable weather conditions to battle a wildfire that has destroyed 242 homes and businesses. More than 1,100 firefighters remained in Ruidoso as they fight to hold the Little Bear Fire that is now 60 percent contained. Another fire broke out Monday and burned three structures along a 5-mile stretch of the San Juan River in far northwestern New Mexico. The fire, burning east of Bloomfield, is 30 percent contained.

The fire in the Gila Wilderness, already the largest in state history, grew another 1,000 acres to 463 square miles and is 80 percent contained.

? In Arizona, firefighters were building containment lines around a 3,700-acre blaze on the Tonto National Forest to try to protect electric transmission lines that provide power to the state's major metropolitan areas.

? In northwest Nebraska, a fire burning on an estimated 3,000 acres has been partially contained.

? In Hawaii, the upcountry Kula fire was declared 90 percent contained Tuesday morning. The wildfire burned six acres and damaged three homes.

Carbon is key for getting algae to pump out more oil

ScienceDaily (June 18, 2012) ? Overturning two long-held misconceptions about oil production in algae, scientists at the U.S. Department of Energy's Brookhaven National Laboratory show that ramping up the microbes' overall metabolism by feeding them more carbon increases oil production as the organisms continue to grow.

The findings -- published online in the journal Plant and Cell Physiology on May 28, 2012 -- may point to new ways to turn photosynthetic green algae into tiny "green factories" for producing raw materials for alternative fuels.

"We are interested in algae because they grow very quickly and can efficiently convert carbon dioxide into carbon-chain molecules like starch and oils," said Brookhaven biologist Changcheng Xu, the paper's lead author. With eight times the energy density of starch, algal oil in particular could be an ideal raw material for making biodiesel and other renewable fuels.

But there have been some problems turning microscopic algae into oil producing factories.

For one thing, when the tiny microbes take in carbon dioxide for photosynthesis, they preferentially convert the carbon into starch rather than oils. "Normally, algae produce very little oil," Xu said.

Before the current research, the only way scientists knew to tip the balance in favor of oil production was to starve the algae of certain key nutrients, like nitrogen. Oil output would increase, but the algae would stop growing -- not ideal conditions for continuous production.

Another issue was that scientists didn't know much about the details of oil biochemistry in algae. "Much of what we thought we knew was inferred from studies performed on higher plants," said Brookhaven biochemist John Shanklin, a co-author who's conducted extensive research on plant oil production. Recent studies have hinted at big differences between the microbial algae and their more complex photosynthetic relatives.

"Our goal was to learn all we could about the factors that contribute to oil production in algae, including those that control metabolic switching between starch and oil, to see if we could shift the balance to oil production without stopping algae growth," Xu said.

The scientists grew cultures of Chlamydomonas reinhardtii -- the "fruit fly" of algae -- under a variety of nutrient conditions, with and without inhibitors that would limit specific biochemical pathways. They also studied a mutant Chlamydomonas that lacks the capacity to make starch. By comparing how much oil accumulated over time in the two strains across the various conditions, they were able to learn why carbon preferentially partitions into starch rather than oil, and how to affect the process.

The main finding was that feeding the algae more carbon (in the form of acetate) quickly maxed out the production of starch to the point that any additional carbon was channeled into high-gear oil production. And, most significantly, under the excess carbon condition and without nutrient deprivation, the microbes kept growing while producing oil.

"This overturns the previously held dogma that algae growth and increased oil production are mutually exclusive," Xu said.

The detailed studies, conducted mainly by Brookhaven research associates Jilian Fan and Chengshi Yan, showed that the amount of carbon was the key factor determining how much oil was produced: more carbon resulted in more oil; less carbon limited production. This was another surprise because a lot of approaches for increasing oil production have focused on the role of enzymes involved in producing fatty acids and oils. In this study, inhibiting enzyme production had little effect on oil output.

"This is an example of a substantial difference between algae and higher plants," said Shanklin.

In plants, the enzymes directly involved in the oil biosynthetic pathway are the limiting factors in oil production. In algae, the limiting step is not in the oil biosynthesis itself, but further back in central metabolism.

This is not all that different from what we see in human metabolism, Xu points out: Eating more carbon-rich carbohydrates pushes our metabolism to increase oil (fat) production and storage.

"It's kind of surprising that, in some ways, we're more like algae than higher plants are," Xu said, noting that scientists in other fields may be interested in the details of metabolic switching uncovered by this research.

But the next step for the Brookhaven team will be to look more closely at the differences in carbon partitioning in algae and plants. This part of the work will be led by co-author Jorg Schwender, an expert in metabolic flux studies. The team will also work to translate what they've learned in a model algal species into information that can help increase the yield of commercial algal strains for the production of raw materials for biofuels.

This research was funded by the DOE Office of Science and the DOE Office of Energy Efficiency and Renewable Energy.

Toyota fire probe expanded to 1.4 million autos

The Detroit Bureau

NHTSA has nearly doubled the number of Toyota vehicles, such as this 2007 Camry, now involved in a potential fire hazard investigation.

By Paul A. Eisenstein, The Detroit Bureau

Federal safety investigators have broadly expanded an investigation into a potential fire hazard that now involves about 1.4 million Toyota cars and sport utility vehicles.

According to the National Highway Traffic Safety Administration, the automaker is looking into reports that the window switches on the driver?s side doors of a number of different Toyota models can overheat and catch fire.? The problem has so far been linked to 161 fires and nine injuries.

Ford opens new Silicon Valley lab

The announcement of the expanded probe comes as the NHTSA also moves ahead with the probe of nearly 342,000 Chevrolet Trailblazers due to reports of door fires.? And it comes days after the probe of Jeep models was expanded to cover 5 million SUVs.

The Toyota probe was initially launched in February and covered 800,000 2007 Camry sedans and RAV4 SUVs.? At the time, TheDetroitBureau.com reported that due to Toyota?s practice of making widespread use of common components, it was possible that the probe would be expanded to other models.

That, in fact, is now the case, with the NHTSA targeting an additional 800,000 vehicles, including some Yaris subcompacts from the 2007 to 2009 model years, as well as the entire 2008 Highlander Hybrid SUV run.? The NHTSA has also expanded the probe to cover Camry sedans produced in the 2008 and 2009 model years.

?There have been some sources reporting that the switches might also be used on other Toyota products, meaning that the NHTSA could further broaden the investigation.

UAW gets Chrysler board seat

The probe has not yet led to a recall and it is unclear whether one will follow.? If it does, that would be a potential setback for the Japanese automaker.? Toyota struggled with a series of major safety issues in 2009 and 2010, though two independent panels eventually cleared the manufacturer of having electronic glitches that could cause the so-called unintended acceleration problem.

Toyota, however, isn?t the only manufacturer under investigation for fire-related problems.? Last week, the NHTSA announced that a probe into potential problems with rear-mounted gas tanks has been expanded to cover more than 5 million Jeep vehicles.

Brembo brakes into the big time

And an investigation is now under way to determine the cause of a fire that consumed a garage in Texas, destroying several luxury vehicles.? Local investigators initially blamed the incident on one of those vehicles, a Fisker Karma plug-in hybrid, though the maker denounced that preliminary conclusion and has raised concerns that the cause of the fire was of suspicious origins.

Meanwhile, the? NHTSA?s probe into reports of door fires involving the Chevy Trailblazer has now moved to the next level. A reported 341,786 vehicles are involved, with the NHTSA indicating it has received 83 consumer complaints, including 28 reports of fires.

Vais Technology bringing major Android integration to car Toyota, Lexus stereos

Vais Technology is a name synonymous with OEM car stereo integration. And coming this fall, it'll be bringing some major Android integration to the factory nav screen for Toyota and Lexus vehicles. As you see in the video above, you get a relatively traditional Android experience on what looks to be a pretty crisp display.

Vais' unit is about 5 by 4 by 1 inches and connects to the back of the radio of Lexus models from 2006-12, and 2006-09 Toyotas. (Those year models are the ones with the compatible with the high-res screens, Vias tells us.) The whole deal will run about $600.

Any takers out there for what looks to be a pretty sweet Android ride?

Suu Kyi receives Nobel Peace Prize 21 years late

OSLO (Reuters) - Myanmar opposition leader Aung San Suu Kyi finally received her 1991 Nobel Peace Prize in Oslo on Saturday after spending 15 years under house arrest, and said her country's full transformation to democracy was still far off.

"What the Nobel Peace Prize did was to draw me once again into the world of other human beings outside the isolated area in which I lived, to restore a sense of reality to me," Suu Kyi said as the packed crowd, led by Norway's King Harald and Queen Sonja, rose in a standing ovation at the ornate Oslo City Hall.

Suu Kyi, 66, the Oxford University-educated daughter of General Aung San, Myanmar's assassinated independence hero, said much remained to be resolved in her country.

"Hostilities have not ceased in the far north; to the west, communal violence resulting in arson and murder were taking place just several days before I started out the journey that has brought me here today," said Suu Kyi, on her first visit to Europe in nearly a quarter of a century.

"There still remain (political) prisoners in Burma. It is to be feared that because the best known detainees have been released, the remainder, the unknown ones, will be forgotten," she said, wearing a purple traditional Burmese dress and looking strong and healthy after falling ill on Thursday.

Still, Suu Kyi - elected to parliament in April - said she was confident President Thein Sein wanted to put the country on a new path.

"I don't think we should fear reversal," she told public broadcaster NRK. "(But) I don't think we should take it for granted there is no reversal."

Suspending rather than lifting sanctions was also the right move to keep pressure on the government, she said a day after arriving from Switzerland to a jubilant, dancing and chanting crowd, which showered her with flowers.

"If these reforms prove to be a fa?ade, then the rewards will be taken away."

INSTRUMENTAL

Suu Kyi, who spent a total of 15 years under house arrest between 1989 and her release in late 2010, never left Myanmar even during brief periods of freedom after 1989, afraid the military would not let back in.

Her sons Kim and Alexander accepted the Nobel prize on her behalf in 1991, with her husband Michael Aris also attending the ceremony. A year later Suu Kyi said she would use the $1.3 million prize money to establish a health and education trust for Burmese people.

She was unable to be with Aris, an Oxford academic, when he was diagnosed with prostate cancer and died in Britain in 1999.

On Saturday, Kim and Anthony Aris, her late husband's identical twin brother, attended the ceremony.

Suu Kyi thanked Norway, a nation of just 5 million people, for its support and the instrumental role it played in Myanmar's transformation.

In 1990, the Bergen-based Rafto Foundation awarded its annual prize to Suu Kyi, after a Norwegian aid worker in South-East Asia highlighted her work.

The award provided lasting publicity for her non-violent struggle against Myanmar's military junta, putting her in the international spotlight and setting the stage a year later for the Nobel Peace Prize.

Norway has also provided a home to the Democratic Voice of Burma, an opposition television and radio outlet, which broadcasts uncensored news into Myanmar.

Suu Kyi acknowledged that recent violence between Rakhine Buddhists and stateless Muslim Rohingyas in the northwestern Rakhine region was a test of Myanmar's transformation but she blamed lawlessness for the escalation.

The violence, which displaced 30,000 people and killed 50 by government accounts, flared last month with a rampage of rock-hurling, arson and machete attacks, after the gang rape and murder of a Buddhist woman that was blamed on Muslims.

"The very first time a crime was committed... they should have taken action in accordance with the rule of law," Suu Kyi told the BBC.

"If they had been able to do that, and to satisfy all parties involved that justice was done ... I do not think these disturbances would have grown to such proportions."

Tensions stem from an entrenched, long-standing distrust of around 800,000 Muslim Rohingyas, who are recognized by neither Myanmar nor neighboring Bangladesh, and are largely considered illegal immigrants.

Suu Kyi is also due to visit Ireland, Britain and France.

A primer on the painfully slow recovery

Scott Olson / Getty Images

In President Obama's Chicago, one of the metro areas with very weak economic growth in new economic data, job seekers listen in 2009 to a recruiter during a job fair held by the City Colleges of Chicago.

By Bill Dedmanmsnbc.com

The limping gait of the U.S. economy remains painful for many Americans and for President Barack Obama's re-election chances, with the vast majority of metro areas making only small, halting steps toward recovery, according to the latest Adversity Index data from Moody?s Analytics and msnbc.com.

Data released this week and included in the index,?which?measures changes in jobs, housing starts, industrial production and house prices,?reflect?changes in the economy through April.

The good news: The economy improved in April in every region of the country. Not a single state remains in recession. If someone in your family is out of work, that label may require a bit of clarification: While many have not recovered the jobs lost in the recession, no state is still in a sharp decline. In other words, one can be climbing out of a hole and still be in the hole. And looking more closely at the nation's 384 metro areas, nearly 90 percent have moved out of the recession into at least a modest recovery. The share of metro areas in recession in April was the lowest since the previous July.

The bad news: Only two states have entered a robust economic expansion. Among metro areas, only 6 percent are in expansion.?The rest are stuck in a weak recovery, making small advances and not gaining much economic traction.

Four years earlier, at the same point in President George W. Bush's second term, 19 states had expanding economies. That number fell rapidly to only one by the time of the 2008 election, when Obama defeated Republican Sen. John McCain, and was at zero just a month after his inauguration. In the three-plus years of the Obama administration, only?Alaska and North Dakota have accelerated into a full recovery, and no one expects either of those two Republican states to vote for Obama in 2012.

Check your state or metro area
The Adversity Index is calculated by Moody's Analytics based on a design developed with msnbc.com. It places each area in one of five economic categories: Expansion is the best, recession the worst, and in the middle are three transition categories.

You can see the economic status of each state or metro area on an interactive map from Moody's Analytics. Here's the link for free access through a Moody's partnership with msnbc.com.

A slow recovery
"Although April regional data appeared favorable for continued recovery, more recent national data have been soft," reported economist Brent Campbell at Moody's Analytics. "May payroll employment came in below expectations, and the forecast has been revised lower. As a result, risk levels could rise for metro area and state economies in coming months."

Here's a snapshot from the April data:

States

  • 2 states are in a steady expansion: Alaska, North Dakota.
  • 5 are at risk, meaning they're still in positive territory but slipping toward recession: Illinois, Maine, Mississippi, Rhode Island, Wisconsin.
  • The remaining 44 (including D.C.) are in recovery, meaning they're still weak but rising toward expansion. The states improving into this category in April were Alabama, Connecticut, Missouri, Oregon and South Carolina, according to Moody's.
  • 0 are in a moderating recession, meaning their economies are not contracting as severely as six months earlier.
  • 0 are in an unrelenting recession. It's been that way since January. The last state out was Georgia.

Metro areas

  • 21 metro areas are in a steady expansion: Amarillo, Texas; Anchorage, Alaska; Austin, Texas; Bismarck, N.D.; Burlington, Vt.; Cheyenne, Wyo.; Clarksville, Tenn.; Columbia, Mo.; Columbus, Ind.; Dubuque, Iowa; Fargo, N.D.; Grand Forks, N.D.; Holland, Mich.; Lafayette, Ind.; Lafayette, La.; Lubbock, Texas; McAllen, Texas; Midland, Texas; Odessa, Texas; Sioux City, Iowa; Waterloo, Iowa.
  • 76 are at risk, meaning they're still in positive territory but slipping toward recession. That's the fewest since September 2010, Moody's reported. They are Abilene, Texas; Akron, Ohio; Alexandria, La.; Auburn, Ala.; Augusta, Ga.; Bangor, Maine; Battle Creek, Mich.; Beaumont, Texas; Bloomington, Ind.; Bloomington, Ill.; Bridgeport, Conn.; Brunswick, Ga.; Chicago, Ill.; Chico, Calif.; Cleveland, Ohio; College Station, Texas; Columbus, Ga.; Columbus, Ohio; Danville, Ill.; Decatur, Ala.; Eau Claire, Wisc.; Elizabethtown, Ky.; Eugene, Ore.; Farmington, N.M.; Flagstaff, Ariz.; Florence, Ala.; Fond du Lac, Wisc.; Gainesville, Fla.; Great Falls, Mont.; Greeley, Colo.; Ithaca, N.Y.; Kennewick, Wash.; La Crosse, Wisc.; Lake Charles, La.; Lake County, Ill.; Lancaster, Pa.; Las Cruces, N.M.; Lebanon, Pa.; Lewiston, Maine; Los Angeles, Calif.; Madison, Wisc.; Mansfield, Ohio; Merced, Calif.; Michigan City, Ind.; Milwaukee, Wisc.; Monroe, Mich.; Morristown, Tenn.; Mount Vernon, Wash.; Muncie, Ind.; Myrtle Beach, S.C.; Naples, Fla.; North Port, Fla.; Olympia, Wash.; Owensboro, Ky.; Panama City, Fla.; Pensacola, Fla.; Pittsfield, Mass.; Port St. Lucie, Fla.; Portland, Maine; Providence, R.I.; Punta Gorda, Fla.; Richmond, Va.; Saginaw, Mich.; Sandusky, Ohio; Santa Rosa, Calif.; Sheboygan, ?Wisc.; Springfield, Ill.; Sumter, S.C.; Virginia Beach, Va.; Waco, Texas; Warner Robins, Ga.; Wausau, Wisc.; Wenatchee, Wash.; Wichita Falls, Texas; Wilmington, N.C.; Yakima, Wash.
  • The largest group, the 242 metro areas not named here, are in recovery, meaning they're still weak but rising toward expansion.
  • 31 are in a moderating recession, meaning their economies are not contracting as severely as six months earlier: Albuquerque, N.M.; Anderson, Ind.; Anderson, S.C.; Anniston, Ala.; Bremerton, Wash.; Carson City, Nev.; Cleveland, Tenn.; Dalton, Ga.; El Centro, Calif.; Jackson, Tenn.; Lake Havasu, Ariz.; Lakeland, Fla.; Lewiston, Idaho; Longview, Wash.; Madera, Calif.; Missoula, Mont.; Modesto, Calif.; Ocala, Fla.; Palm Bay, Fla.; Palm Coast, Fla.; Pine Bluff, Ark.; Prescott, Ariz.; Racine, Wisc.; Rocky Mount, N.C.; Rome, Ga.; Salem, Ore.; Tallahassee, Fla.; Visalia, Calif.; Youngstown, Ohio; Yuba City, Calif.; Yuma, Ariz.
  • 14 are in an unrelenting recession: Albany, Ga.; Champaign, Ill.; Dothan, Ala.; Elmira, N.Y.; Fort Smith, Ark.; Gulfport, Miss.; Huntsville, Ala.; Lawton, Okla.; Montgomery, Ala.; Norwich, Conn.; Pascagoula, Miss.; Pueblo, Colo.; Reno, N.V.; Spokane, Wash.

About the Adversity Index

The index is based on changes in employment, housing starts, industrial production and house prices. Each geographic area is judged to be in recession, at risk of recession, recovering from recession, or expanding. More about the index is at?http://www.msnbc.msn.com/id/29866676/ns/us_news-the_elkhart_project/t/how-adversity-index-detects-trends-local-economies/.

For an area to be deemed in recession, the six-month moving average of the index is lower than it was six months earlier. To be deemed in expansion, the opposite is true. The categories "at risk" and "recovery" are transition stages: At risk indicates that the economy is slipping from expansion toward recession, while recovery indicates movement from recession toward expansion.

Baseball roundup: Kirk Nieuwenhuis leads Mets in sweep over Rays

Kirk Nieuwenhuis hit a leadoff homer and later connected for a two-run shot, and the New York Mets completed a three-game sweep by beating the Tampa Bay Rays 9-6 on Thursday.

Jason Bay also homered and Lucas Duda drove in three runs for the Mets, who had been swept in a three-game series by the New York Yankees last weekend.

The Mets outscored Tampa Bay 29-9 in this series.

Johan Santana (4-3) allowed four runs and six hits over five-plus innings. Frank Francisco struck out Ben Zobrist with the bases loaded on a 3-2 pitch to end it.

Nieuwenhuis began the afternoon with a home run off Jeremy Hellickson (4-3). Nieuwenhuis homered again during a four-run fourth, helping the Mets take an 8-4 lead. It was his first career multihomer game.

Hellickson gave up a career-high eight runs and nine hits in 3 2-3 innings. The reigning AL Rookie of the Year, 0-3 over his last five starts, has allowed more than three earned runs in just five of 46 career starts.

REDS 12, INDIANS 5

CINCINNATI ? Brandon Phillips hit one of Cincinnati?s three homers and drove in four more runs, leading the ailing Reds to their first three-game sweep of Cleveland since 2008.

Joey Votto and Ryan Ludwick also homered for the Reds, who had a season-high 17 hits.

Phillips went 8 for 13 with two homers and seven RBIs against his former team.

Mike Leake went 4 1-3 innings before having to leave the game, still feeling the effects of a nasty stomach virus that swept through the clubhouse at the start of the series. Jose Arredondo (4-1) pitched out of a threat in the fifth.

Josh Tomlin (3-4) took the loss, giving up six runs on 10 hits in four innings of work.

TIGERS 5, CUBS 3

CHICAGO ? Justin Verlander pitched eight solid innings for his first win in a month to lead Detroit over Chicago.

Austin Jackson hit a tiebreaking RBI single in the seventh and a two-run homer in the ninth for Detroit, which went 4-2 on its interleague road trip through Cincinnati and Chicago.

The Cry of the Agent - Edina Realty Pulls Listings from Realtor.com ...

The issue of whether to publish listings on third party sites or not, and concerns about how some of the sites prioritize paid agent exposure over non paid agent profiles and listings, are major issues with potentially far reaching effect on the evolution of the industry. While dramatic action may be right for some, depending on their circumstances, the reality is that three key facts should be considered when looking at whether to publish listings on a third party site(s) or not:

1- It is much more expensive, resource intensive and unlikely for anyone to be able to pull in all the traffic they need directly to their site, without advertising elsewhere as part of their marketing mix. Since listings are a key attraction for consumers, these assets are a primary ingredient for the advertising. The candy that generates the leads. Not utilizing listings to pull in leads from other places where traffic is ample, is akin to marketing suicide. It's like not including your listing in the local newspaper on the weekend, in the old days.

2- The broker, and through them, their listing agent must be the primary contact associated with their listing on any and all third party sites they publish on, much like how things are in the papers. There are several great sites that not only enable this but have this as part of their DNA and beliefs. Look them up and ensure your listings are there. It's great, free advertising that builds brands and generates leads for free. Using the newspaper comparison, they're even cheaper. They cost nothing.

3- Prioritize sites that help you do more with your listings.

i) Ensure that you have the same rights to upload the same number of photos and add all the details you want as all the other agents on the site, without restrictions.

ii) Seek sites that allow you to reach and network with buyers nationwide and internationally. It's 24/7 marketing for free, if the site incorporates the networking component.

iii) Sites that allow you to accept offers and negotiate prices and close deals on the spot, all online. The benefits http://bit.ly/M8aeps of this evolving technology are huge especially in terms of accelerating the sale, because buyers who present bids online are supposed to be already financed. This removes one of the primary hurdles and delays (financing) in real estate sales, to speed up the process.

AOL shareholders re-elect all 8 board members

(AP) ? AOL Inc. said Thursday shareholders voted at their annual meeting to re-elect all eight directors on the company's board, fending off a takeover attempt by one of its largest investors.

New York-based investment firm Starboard Value LP, which owns about 5.3 percent of AOL's outstanding shares, had nominated a trio of candidates, saying that the company wasn't doing enough to make money off its hundreds of technology patents.

In a statement, AOL said it still plans to add two additional independent directors to its board that it believes will add additional expertise and perspectives.

"Today's outcome reaffirms our strong belief that AOL has the right strategy and team to successfully execute on our plan to continue to deliver enhanced value for all stockholders," AOL said. Results are based on a preliminary vote count.

Starboard issued a statement Thursday thanking AOL shareholders for their support and saying that its involvement helped boost the company's value.

"For Starboard, we measure success by enhancing value for all shareholders, thereby producing returns for our investors. AOL adopted many of our suggestions, taking AOL stock from near an all-time low to near an all-time high," Starboard said in its statement.

Since the beginning of this year, AOL shares have jumped about 80 percent.

Starboard announced plans in February to nominate the candidates, saying that if "properly harvested and monetized," AOL's portfolio of patents could produce more than $1 billion in licensing income. But it claimed that AOL hadn't responded to proposals that would do that.

AOL said that the time that it was already looking for ways to unlock the value of its patents. And in April, it announced the sale of more than 800 of its patents to Microsoft Corp. for more than $1 billion. But Starboard said that the sale wasn't enough to turn around the company.

However, the sale helped boost the company's stock. In the two months since the April announcement, AOL shares have gained about 47 percent.

Last month, AOL posted a steep jump in first-quarter profit that beat Wall Street expectations, as lower costs more than offset a drop in revenue.

In midday trading, AOL shares fell $1.57, or 5.8 percent, to $25.53.

Is Florida's Foreclosure Nightmare Only Half Over? | Waccabuc NY ...

Despite the dramatic price increases registered by Miami, Fort Myers and other Florida resort communities over the past 12 months, the state?s foreclosure nightmare is far from over.

Some 1.1 million distressed sales are in the pipeline for Florida markets in the near future. They include some 530,000 mortgages nearly 90 days delinquent and subject to future foreclosure, about 200,000 REOs of the 444,000 properties taken back by banks through completed foreclosures since 2007 and still owned by the banks and 371,000 foreclosures tied up in the huge post-Robogate inventory now in litigation before the Florida Supreme Court.

Florida?s current and potential foreclosure inventory amounts to 6.8 times the size of the visible inventory of listings on Realtor MLS systems in the state and it will take years to clear out at today?s demand levels. Most of those distressed properties are in South Florida, the coastal resorts, and Orlando and Jacksonville, which have traditionally been the sites of most of the state?s foreclosure activity.

?Whenever I hear people talk about foreclosures ending in Florida, I don?t think they are seeing the whole picture,? says Jack McCabe, an economist and principal at McCabe Research & Consulting in South Florida. McCabe believes the price gains achieved by markets like Miami and Fort Lauderdale over the past year will be erased when foreclosures and short sales currently in process come to market.

?Foreign buyers played a huge role in creating the demand that drove up price increases in Florida resort markets over the past year, but some countries like Brazil and Canada are not enjoying as good a rate of exchange today as they were a year ago,? said McCabe, who said foreign buyers accounted for as much as 60 or 70 percent of sales in some areas and believes they probably overpaid for properties.

An advocate of principal write downs, McCabe said Florida lenders are not waiting until the Supreme Court litigation is settled but are proceeding to foreclose on owners who are not represented by legal counsel even if the lenders don?t have the paperwork to back up their foreclosures. ?We?ll probably never know how many families lost their homes because they simply gave up or couldn?t afford a lawyer even though their lenders did not have the paperwork necessary to comply with state law. The state supreme court heard the case last month and the court has not indicated when a ruling is expected.

HINTO ENERGY acquires oil and gas properties in Uintah Basin

EBR Staff Writer
Published 08 June 2012

Hinto Energy has acquired certain oil and gas wells and its related assets from Pacific Energy and Mining Company for an undisclosed amount in the US.

The acquired assets located in the Greater Cisco area of the Uintah Basin of Grand County, Utah, include 4,783 gross acres in the Cisco Springs Fields with a net revenue interest of 80%.

The property also consists of 27 wells to be produced or re-worked, while some wells are planned to be connected to a gas pipeline and it also has many drilling locations that are prospects for offset wells.

Hinto Energy chief financial officer George Harris said the company has added second oil and gas property in the Uintah Basin area.

"We are currently connecting gas wells to a pipeline and expect to report initial oil and gas revenues this quarter," Harris said.

"The Company expects to finalize its field redevelopment plan in June and begin implementation in the third quarter of 2012."

Currently, the gas wells are producing between 5-15 barrels of oil every day which when connected to the pipeline and brought online can produce about 200,000 cubic feet of gas per day.

Hinto Energy will fund the acquisition using a combination of its convertible notes payable and cash.

Hinto Energy engages in the exploration, acquisition, and development of oil and gas properties.

Lisa Adams: 'Made in LA 2012': It Might Just Be the Wild West After All

Made in LA 2012 opened to the public on June 2nd at three venues in Los Angeles; the Hammer Museum, LAXART and the LA Municipal Art Gallery. Presented by Wells Fargo, with a beautifully designed catalogue indexing all 60 artists and including five outstanding essays -- one by each of the five curators -- the exhibition is a provocative excavation of art in this city.

Each curator brings a distinct, yet collectively compatible, voice to the exhibition. The result is a vividly diverse snapshot of one of the most arguably workable, social and cultural experiments on the planet, Los Angeles.

In the forward Ann Philbin, Director of the Hammer Museum, introduces the exhibition with this opening sentence, "In recent years Los Angeles has given New York (and Paris and London and Berlin) a concerted and determined run for it's money as the liveliest, and most flourishing, art capital in the world." Enough said. This is the function of Made in LA 2012.

On the heels of a crash course in the history of the LA art world provided by Pacific Standard Time, Made in LA 2012 brings us up to speed in real time and with gusto. The California Institute of the Arts and UCLA MFA programs lead the tandem charge as alma mater to more then 50% of the artists included.

All contemporary mediums (and a few old ones) are represented, with great attention given to the exhibition's installation and how work interacts with proximate work.

A quality of exquisite madness reigns supreme, like someone making a fun time at the edge of serious looming disaster. It's profound, arresting and thoughtful; it's scary and sad and entertaining. It's challenging to decipher, hard to decode and it's very LA. Bravo!

Made in L.A. 2012, curated by Anne Ellegood, Lauri, Firstenberg, Malik Gaines, Cesar Garcia and Ali Subotnick, runs through September 2nd.
